Roofs facing the ocean
Homes along the beaches and headlands face constant salt-laden wind. Steel roofs, fixings and gutters corrode faster here, especially in sheltered areas where salt is not washed off by rain. When a steel roof is replaced, the product grade, screws and flashings all need to suit the site's exposure. Tile roofs resist salt better, but their metal valleys, flashings and fixings do not.
Strong winds also test roofs. Ridge capping, loose sheets and poorly fixed flashings are common storm damage after big blows from the south and east.
Bushland and bushfire-prone land
Large parts of the Northern Beaches border national park and bushland. Properties on bushfire-prone land may need roofing work to meet bushfire construction requirements tied to their bushfire attack level. Questions people ask before they commit
Do Northern Beaches roofs need special steel?
Homes close to the surf face severe salt exposure. Manufacturers classify environments by distance from breaking surf, and some products are made for harsher sites. Ask the contractor which grade suits your property and why.
My block is steep. Does that affect roof work?
Usually. Steep blocks make scaffold, deliveries and waste removal harder, and one side of the house can be much higher than the other. Expect the quote to reflect access.
What if my property is bushfire-prone?
New roofing work may need to meet bushfire construction requirements for the site's bushfire attack level, affecting materials, gaps, sarking and gutters. Check the NSW Planning Portal's bushfire mapping and ask the contractor how the work will comply.
Should I keep the old beach cottage roof?
If it is asbestos cement or rusted iron, replacement is usually the long-term answer. If it is sound, targeted repairs may be enough. An inspection with photos will show which.
