Commercial and strata roof replacement in Sydney

Commercial roofs carry more than weather: tenants, stock, plant and trading hours all sit underneath. Replacing them in planned stages keeps the building working while the roof is renewed.

Commercial roof replacement in Sydney

Sydney Roofs Repair arranges commercial roof replacement and re-sheeting across metropolitan Sydney for retail premises, offices, warehouses, factories, strata residential blocks and community buildings. The work includes replacing roof sheets, box gutters, sumps and skylights, reflashing plant and penetrations, and installing the safety systems a commercial roof needs. Independent local roofing contractors do the work, and every job starts with a site inspection and a written scope.

How commercial roofs differ

Commercial roofs are usually larger and flatter than house roofs, with long sheet runs, box gutters, multiple penetrations for plant and services, and translucent sheets for daylight. Low pitches leave less margin for error, so profile choice, side laps, end laps and fixings all matter. The building beneath often cannot simply be emptied, and roof access is a safety question with legal obligations.

Common problems that lead to replacement

  • Corroded sheets and fixings on older steel roofs, especially near the coast or industry.
  • Box gutters that are undersized, blocked or rusting, sending water into the building in heavy rain.
  • Brittle skylights that have yellowed and cracked, and are a fall hazard.
  • Ponding on roofs where the fall is too shallow for the sheet profile.
  • Asbestos cement sheeting on older industrial buildings.
  • Repeated leaks around plant such as air-conditioning units and exhaust fans.

Planning the work

  1. Site inspection of the roof, gutters, plant and access, and review of any asbestos register.
  2. Scope and staging plan that sets out which sections are opened when, and how the building is kept dry.
  3. Safety planning, including edge protection, safety mesh, skylight protection and crane or hoist access if needed.
  4. Coordination with tenants, the strata manager, mechanical contractors and any solar installer.
  5. Staged replacement, with each section closed in before the next is opened.
  6. Handover with photos, product details, warranties and recommendations for ongoing maintenance access.

Strata buildings

Residential strata blocks are a large share of Sydney's roofs. Because the roof is generally common property, the owners corporation manages the work, often through the strata managing agent. Expect the committee to want comparable quotes with the same scope. Larger jobs may need a resolution at a general meeting, and residents need notice of access, noise and any temporary disruption to services.

Regulations

Commercial roofing must comply with the National Construction Code, the relevant Australian Standards for metal roofing and drainage, and work health and safety rules for work at height and asbestos. Some changes, such as new roof structures or changes to fire separation, may need approval. Our NSW regulations guide gives an overview; your certifier or council can confirm what applies to a particular building.

Q&A

Straight answers to common questions

Can the business keep trading while the roof is replaced?

Usually, with planning. Work is staged so only part of the roof is open at a time, sensitive areas are scheduled for quieter periods, and weather protection is in place each night. Some jobs are done partly out of hours. Discuss your trading pattern at the inspection.

Who is responsible for a strata building's roof?

In most strata schemes the roof is common property and the owners corporation is responsible for maintaining and repairing it. The strata committee and managing agent usually seek quotes, and larger jobs may need approval at a general meeting. Check the strata plan and by-laws.

Why do commercial roofs leak at the box gutters?

Box gutters collect water from large roof areas and drain through sumps and outlets that block with debris. Undersized gutters, missing overflows and corrosion cause water to back up into the building. Box gutter design and capacity should be reviewed as part of any replacement.

What safety measures does a commercial roof need?

Work at height is regulated by SafeWork NSW. Typical measures include edge protection, safety mesh under new sheets, covers or mesh on skylights, and anchor points for ongoing maintenance access. The contractor should provide a safe work method statement before starting.

Do older industrial roofs contain asbestos?

Many factories and warehouses built before the late 1980s have asbestos cement roof sheets or gutters. An asbestos register may already exist for the building. Removal must follow SafeWork NSW rules and is usually done by a licensed removalist before the new roof goes on.
