Tiled roof on an older Sydney-style house

Getting a quote

How quickly can someone inspect my roof?

That depends on the time of year and how busy local contractors are. After major storms, demand rises sharply. Call or send the form with your details and we will tell you what to expect.

Why can't I get a price over the phone?

A roofing price depends on the roof's size, pitch, material, condition, access and what is underneath. Without someone seeing it, any phone price is a guess. Our cost guide gives planning bands so you have a rough idea before the inspection.

Should I get more than one quote?

It is sensible for larger jobs. Compare the scope line by line, not just the total. A cheaper quote that leaves out sarking, battens, gutters or scaffold is not cheaper in the end.

Leaks and repairs

My ceiling has a water stain. Is the leak directly above it?

Often not. Water can enter at one point and travel along timbers or sarking before dripping onto the ceiling. A good inspection includes the roof space.

The roof only leaks in some storms. Why?

Wind-driven rain from a particular direction can push water past ridges, flashings and tile laps that cope with ordinary rain. Note the wind direction when it leaks; it helps the diagnosis. See common roof issues.

Can a repair wait?

Small leaks cause bigger problems over time: wet insulation, stained ceilings, rotten timber and mould. It is usually cheaper to fix a leak promptly.

Repair or replace

How do I know if I need a new roof?

Widespread wear, recurring leaks in different places, sagging lines, rotten battens and deteriorating asbestos cement are the main signs. A single problem is usually repairable. Read signs you need a roof replacement and repairs versus replacement.

Is roof restoration a good option?

For sound concrete tile roofs, cleaning, re-pointing and coating can extend life. It is not a fix for brittle tiles, rotten battens or missing sarking, and asbestos roofs must never be pressure-cleaned or coated.

Materials

Steel or tiles?

Both work in Sydney. Steel is light, fast and low-maintenance; tiles suit period homes and heritage areas and are quiet in rain. See metal versus tile.

What about near the beach?

Salt affects steel and metal fixings. Tell the contractor how close you are to the ocean so they can recommend a suitable product grade.

Approvals and rules

Do I need council approval?

Like-for-like roof replacement is commonly done without development consent, but heritage properties, structural changes, bushfire-prone land and strata schemes can need approval. See council approval.

What licence does a roofer need?

NSW Fair Trading requires a contractor licence for residential building work over $5,000 including labour and materials. Check the licence on the NSW Government register. See NSW roofing regulations.

Asbestos

My roof is grey corrugated sheet. Is it asbestos?

If it was installed before the late 1980s, it may well be. Only testing can confirm it. Do not walk on, cut, drill or water-blast it. See asbestos roof removal and replacement.

Timing and living at home

How long does a re-roof take?

The on-site work on a typical house is measured in days, but quotes, approvals, materials and weather add to the overall timeline. See how long roof replacement takes.

Can we stay at home?

Most families do. Expect noise and some dust. Plan for pets and children.

Paying

How do people pay for a new roof?

Savings, home loan options, personal loans and insurance for storm damage are common. See our finance guide. This is general information, not financial advice.

Will insurance cover my roof?

Sudden storm damage is commonly covered; wear and tear usually is not. Policies differ, so check with your insurer.

Using this site

Why are prices only on one page?

Prices change and every roof is different, so we keep planning bands in one place, the 2026 cost guide, and keep the rest of the site focused on how to judge a roof and a quote.

Do you publish reviews or star ratings?

No. We do not publish testimonials, ratings or job counts. Ask the contractor for references, check their licence, and judge the clarity of their quote.

Can I use the guides without booking an inspection?

Of course. The guides are there to help whether or not you contact us.

FAQs

Questions people ask before they commit

Is Sydney Roofs Repair a roofing company?

No. It is a referral service. We arrange for independent local roofing contractors to inspect your roof and quote. The contractor you choose carries out and is responsible for the work.

Is the inspection really free?

Yes. The inspection and written quote cost nothing and carry no obligation. You can compare the quote with others before deciding.

What are your business hours?

Monday to Friday 8am to 5pm and Saturday 9am to 1pm. We are closed on Sundays. You can use the form at any time.

Do I need to be home for the inspection?

It helps, especially if the contractor needs to get into the roof space or you want to point out where leaks appear. If you cannot be there, discuss access arrangements when booking.

How do I know the contractor is licensed?

Ask for their licence number and check it on the NSW Government's online register. Confirm it is current and in the name on the quote.
