Roof repairs across Sydney, explained plainly

Sydney Roofs Repair connects home owners, landlords, strata committees and small businesses across metropolitan Sydney with local roofing contractors for roof repairs, roof replacement and re-roofing. That covers concrete and terracotta tiles, natural slate, Colorbond and Zincalume steel, old corrugated asbestos-cement sheeting, and the low-pitch roofs on extensions, shops and warehouses. Every job begins with a contractor at the roof, looking at the covering and the roof space beneath it, and finishes with a written quote you can check line by line.

Ring 02 3814 2198 in business hours or use the form further down any page. Give us the suburb, roughly when the house was built, what the roof is made of and what you have noticed. That is usually enough to send the right contractor at a time that suits you.

Why Sydney roofs give trouble

Sydney is hard on a roof in ways that are easy to underestimate. Summer sun bakes ridge pointing and sealants until they crack. Thunderstorms arrive fast in the warmer months, sometimes with hail, and they find every loose tile and blocked valley. East coast lows bring days of rain on a strong onshore wind, so water is pushed sideways and uphill under laps and flashings that cope perfectly well with gentle rain. Near the harbour and the ocean, salt air works on steel fixings, gutters and the cheaper coatings.

The housing stock adds its own problems. Inner-ring suburbs still have Victorian and Federation houses under slate or terracotta, often with chimneys, box gutters and parapets that need careful flashing. The post-war suburbs have thousands of fibro cottages, many of them roofed with corrugated asbestos cement. Later brick-veneer estates across the west and south mostly carry concrete tiles that are now forty or fifty years old, with ridge capping that has never been touched.

Repair first, replace when the roof has run out

A large share of leaking roofs do not need replacing. A cracked tile, a valley full of leaves, a perished pipe collar or a loose ridge cap can be fixed in a morning, and the roof may have many years left. A good contractor will show you the fault in photographs and say whether the rest of the roof is sound.

Replacement makes sense when the covering itself has failed: steel sheets rusted through along the laps, concrete tiles that have gone porous and brittle, battens that have rotted, or an asbestos roof that is cracking and that you would rather deal with once. Our guide to roof repairs versus roof replacement walks through the decision, and the signs you need a roof replacement are worth reading before any quote.

Licences, insurance and approvals in NSW

NSW Fair Trading requires a contractor licence for residential building work valued at more than $5,000, including labour and materials, and roofing work falls within that. For bigger residential jobs, NSW Fair Trading also requires home building compensation cover to be in place before work starts above its threshold. Asbestos removal is regulated separately by SafeWork NSW. Ask any contractor for their licence details and check them on the NSW Government licence register before you sign.

Most like-for-like re-roofs do not need council approval, but heritage items, heritage conservation areas and changes to roof shape or structure can. Our guides on council approval and NSW roofing regulations set out what to check.

What happens after you get in touch

  1. We confirm the suburb, the roof type and the problem, and arrange an inspection with a local roofing contractor.
  2. The contractor inspects the roof and, where they can, the roof space, and takes photos of what they find.
  3. You receive a written, itemised quote, with repair and replacement options explained where both are realistic.
  4. You decide in your own time. The inspection and quote are free, with no obligation.

How a job runs

Four standards every quote should meet

  1. Find the fault first

A contractor inspects the roof and the roof space, traces where water or wind is actually getting in, and photographs it for you.

  2. Repair before replace

If a targeted repair will give the roof years more life, that is what you should be quoted. Replacement is for roofs that have genuinely run out.

  3. An itemised written quote

Tiles or sheets, battens, sarking, flashings, gutters, waste, scaffold or edge protection: each line written down so quotes compare fairly.

  4. Paperwork you can check

We ask the contractors we work with to hold the NSW licences and insurance the job needs. Ask to see them before work starts.

Q&A

Straight answers to common questions

Do you only do full roof replacements?

No. Most calls are about repairs: a leak, a few broken tiles, a ridge line that has come loose or a rusted section of steel. Through Sydney Roofs Repair you can have anything from one leak to a whole new roof quoted. The contractor who inspects should tell you plainly if a repair will do the job.

Which parts of Sydney are covered?

Metropolitan Sydney: the inner city and Inner West, Eastern Suburbs, the North Shore and Northern Beaches, Ryde, the Hills District, Parramatta and western Sydney, Canterbury-Bankstown, St George, the Sutherland Shire, Liverpool and Fairfield. If you are on the edge of the metro area, ring and we will tell you straight away whether a contractor can reach you.

Is the inspection free?

Yes. The on-site inspection and written quote cost nothing and there is no obligation to proceed. A sensible roofing quote needs someone at the roof, so expect a visit rather than a figure over the phone.

How much do roof repairs cost in Sydney?

It depends on the fault, the roof material, the height and pitch of the roof, and how easy it is to get to. Our 2026 cost page sets out planning bands for repairs, ridge work, metal re-roofs, tile-to-steel conversions and asbestos jobs, and explains what moves a price up or down.

Who carries out the work?

Sydney Roofs Repair is a referral service. Independent local roofing contractors do the work. We ask the contractors we work with to hold the NSW licence and insurance the job needs, and you should ask to see both before any work begins.
